Communication: Being part of a community is all about communication. Take a page from NYC if you see something say something. If you notice something is not right in the neighborhood please send an e-mail to Heritage or call it in. Don’t assume that someone else has already reported it, it would be better to have many reports of the same item as opposed to none.

Parking: Most units have numbered assigned spaces that belong to them. Please make sure to park appropriately. When you have guest visit please make sure that they do not park in your neighbors spots. Please be considerate.
Helmet Law: Households with children as we are sure you aware our drive is a very busy active road. Make sure that your children are wearing helmets when riding bikes, roller blades or any other mobile toy. Wearing helmets is NYS law and needs to be followed in our neighborhood.
Insurance: Please be advised that if you have improved your unit you need to insure your home for “betterments”. If something happens the insurance from the association will only bring your home back to “original” condition. Make sure that you are protected.
Basements & Attics: These areas of your home are considered “Limited Common Elements”. The basement is exclusively yours to use but if the community needs to get into make repairs you are obligated to make it available. The attics fall under the same classification it is exclusively yours but you Homeowners are not to store or put any equipment in that space.
Backyards: These are another area of your home that falls under the classification of “Limited Common Element”. From the width of your unit to 7 feet out is yours to use exclusively. Households need to be mindful of their neighbors. Your tables, chairs, children’s toys and other items are to be stored within your area each evening.
Common Elements: Please note Rule 35 of the Rules & Regulations Homeowners shall be responsible for any damage to the Common Elements caused by their pets. In addition to the cost of repair of the damage to Common Elements, Homeowners will be subject to fines for each violation related to this Rule & Regulation.
